The Safeway Building has frontage on both North Detroit Avenue and M.L.K. Jr Boulevard. It is shadow anchored by the Arts District’s two major parks: Guthrie Green and John Hope Franklin Park for Reconciliation. For those unfamiliar, Guthrie Green opened in September 2012 and has since been a major catalyst for redevelopment and adaptive reuse for buildings in the area. The park is similar to Discovery Green in Houston, and is home to weekly concerts (the park features a stage), daily fitness activities, and festivals.

In addition to the site’s location across from these major attractions, it is within a 5-minute drive for any location downtown and within 15 minutes of nearly any destination within the Tulsa metro area. Future tenants and visitors would be able to easily walk to countless destinations including ONEOK Field, nearby contemporary art museums including the Woody Guthrie Center, and newly built hotels.

The site is prime for redevelopment and would be suitable for a variety of uses.
