Lance Davis

Managing Principal

Lance Davis graduated the University of Texas in 1977 and later that year came to work for Davis Bros. He began his career in property management; overseeing daily operations of all Davis Bros. shopping centers, including negotiating new leases and renewals. His time in management helped him with his later role, handling site selection for all new developments and acquisitions. Mr. Davis began to negotiate construction loans, permanent loans, construction contracts, and oversee all development activities of the company.

Some of his early projects included land acquisition and development of Baybrook Terrace at Baybrook Mall, Northpoint Square Shopping Center, two shopping centers on Dashwood in the Sharpstown area, and later, Alden Bridge in the Woodlands, Summit Square on 59 & Buffalo Speedway, and Pecan Grove Shopping Center in Fort Bend County to name a few. Additionally, Mr. Davis successfully ground leased the former West Building land (in Downtown Houston) to Hines, where the 1,200,000 square foot office tower B.G. Group Place stands today.

Over time, Mr. Davis became skilled in all facets of real estate ownership, including management, leasing, construction oversight, risk management, legal, operating and negotiating limited partnerships with equity partners, architectural oversight, adaptation and reuse, complex legal structures when necessary, and other finer points of real estate operations from acquisition and disposition.

Mr. Davis continues his education by attending seminars and workshops and conventions often times sponsored by ICSC, American Building Association, Venture Capital Associations, and other professional associations involving real estate ownership and Venture Capital. Through the years Mr. Davis has developed personal associates, with real estate brokers, bankers, mortgage lenders and brokers, real estate investors, attorneys, property owners and others whose respect is essential to become successful in the real estate industry.

ACCOMPLISHMENTS:

  • Selected Summit Square location at US-59 & Buffalo Speedway before the area became highly developed
  • 99 year ground lease with Hines in Downtown Houston
  • The renovation & up leasing of Town & Country North
  • Several successful ground lease & billboard negotiations on West Loop & 18th property
  • Solving C Corp issues allowing for the purchase of the Summit Square land
