Originally constructed by Davis Bros. in 1978 and redesigned by Browne McGregor (BMA) in 1998, the 56,300 square foot Baybrook Center Shopping Center has always been a success. The consistently leased center boasts three, single-story retail buildings, and has frontage on the heavily trafficked I-45 and the Baybrook Mall ring road. The centers’ popularity can both be attributed to its strategic location and its design.
Over the past 20+ years, Davis has worked with BMA on three major transformations of the center. The latest 2020 remodel was prompted by the complete transformation of the Baybrook Mall in 2016, which is now an open-air premier shopping destination.
The latest iteration includes a sleek wrap around canopy, a contemporary raised wooden façade, new and enhanced common area lighting, and a new modern color pallet for the property as a whole.
Particular attention was given to the end cap spaces facing the mall- where the corners are backlit with LED lighting, giving the center a lantern-like glow. This is ideal for restaurants or other retailers wanting to capitalize on the mall’s happening night restaurant and movie theater scene.
During the pandemic, Davis lost Catherine’s clothing store, which had been a tenant for over 20 years, and occupied one of the endcap spaces facing the mall. Davis plans to retenant the space with a 3,500 SF+ restaurant tenant, who can take advantage of the existing 2,000 SF patio. Davis has already worked with BMA on the awning design, which will be added once the new restaurant is secured.
The 2020 remodel has already helped Davis secure several new tenants including Floors for Living, My Protein Grill, and Gongcha Tea.
Read More In 1997, the land was the only multi-tenant pad available on the mall proper, which was built within the city limits of Clear Lake, home of NASA and The Manned Spacecraft Center. Although Davis Bros., LLC, Davis Holdings’ parent company, was required to adhere to layers of architectural restrictions and use provisions from the Baybrook Mall operating agreement, the center was successful despite a less than desired layout. Historically Davis Bros. has dealt with restrictive land use provisions in return for acquiring a site that met strict development criteria. Last year Baybrook Mall opened a new 285,000 SF lifestyle center attached to the mall to offer the consumer a unique shopping experience. The new expansion includes 50 new retailers and restaurants such as Star Cinema & Grill, Kona Grill, Yardhouse, Perry’s Steakhouse, Dave & Buster’s, The Container Store, and Field & Stream. Today, Baybrook Mall is the second most successful regional mall in Houston. Its unique location in South Houston and its lack of competition from other regional malls has resulted in continued growth of Baybrook Mall and its adjacent properties, like Baybrook Terrace. In keeping with the philosophy of developing retail in regional shopping districts, Baybrook Terrace was successful from its inception. Now, along with the most extensive renovation in its history, Davis Bros. plans to attract superior tenants and high-energy restaurants that will reenergize the project and maintain its relevance amid other newer developments in the immediate area.
